Part three of our delivery system series focuses on the Construction Management method. In a Construction Management delivery system, the owner hires the Construction Manager (CM) to manage the project from start to finish. The CM works with the architect and/or engineer during the design process and establishes the project parameters before proposals are solicited from subcontractors. Because CMs are engaged early, they are able to guide the owner through all phases of delivering the project, act as the owner’s representative to the rest of the project team, and serve as the point of contact for everyone involved in the project.
The Advantages of CM Delivery for the Owner
- The bid process and selection of subcontractors is transparent.
- The scope is clearly defined during the design process by the architect, engineer, and CM.
- Important drivers like cost and scheduling are guaranteed.
- A single point of responsibility is provided for the construction project.
How Is the CM Delivery Method Different?
The CM delivery method differs from design build and design assist in that BCH does not provide an active role in the design or design process. The main reason that an owner may prefer this delivery system would be to have a competitive bid process at a certain stage of project document completion.
